Selling a home quickly isn’t always easy, even in a seller’s market. It turns out that 34% of recent homebuyers didn’t want a home that they would have to renovate, and they didn’t want to have any plumbing or electrical problems. So, what can you do if your home needs work, but you don’t want to spend the time or money to do it? Here are some tips.

Find a good realtor.

The first thing you should do to sell your home quickly is to find a good real estate agent. Choose one who has a good track record and who knows your neighborhood. Your realtor should be able to tell you what you should or shouldn’t change before you list your home for sale. Many realtors will tell you that it isn’t a good idea to change much because a buyer might want to remodel. Your buyer may also be a flipper, someone looking for a deal, or someone who wants to renovate.

List real estate for sale at the right time.

You will be more likely to sell your home quickly if you list it at the right time. Spring and summer are usually the best times to list real estate for sale because people want to move when the weather is nice and before the school year starts. The weather also makes viewings and inspections easier. However, many other sellers will list at the same time, which gives buyers more inventory to choose from. If your home needs work, a buyer may choose another that doesn’t.

Clean and declutter your home.

If you want to sell your home without spending money on renovations, you can simply clean and declutter to make it look better. Curb appeal can have a big impact, so start by mowing, weeding, or even adding a few potted plants. One survey showed that curb appeal can impact your home’s value by 12%.

Clutter inside your home can turn buyers off just as much as a messy yard. Try putting away countertop clutter, family photos, and anything that doesn’t really need to be there. Clear off tables and put toys out of sight. Don’t cram things into your closets, though. Storage space can be a big selling point, so you don’t want it to look like you don’t have any.

Don’t overlook the importance of a clean and pleasant smelling home. If your home is dirty AND needs renovations, buyers will think that it hasn’t been well cared for. So, give your home a good scrubbing before any showings, and don’t forget the windows. Many buyers check out the view from the windows first thing.

Make small repairs.

While you don’t want to spend a lot on renovations, it’s a good idea to take care of small repairs. You should patch holes, fix broken doors, replace caulking, fix leaks, remove carpet stains, and replace aging hardware. Make sure to highlight the good features of your home. If you have beautiful hardwood floors, don’t hide them under area rugs. If you have a large master bedroom, remove oversized furniture so that buyers can see its true size.

Price your home right.

If your home needs renovations, it should be reflected in the listing price. Even though you may have done a lot to get your home ready for showings, don’t overprice it. Real estate for sale is most likely to sell in the first few weeks, so you want to try to avoid price adjustments. Your realtor should be able to look at comps to know what price is best. You need to remember to take into account the cost of renovations.

Get the word out.

A big part of selling your home is getting the word out that it’s for sale. Your realtor will post listings of real estate for sale and be in charge of marketing, but you can still play an active role. Tell your neighbors, post it on social media, and make sure that your realtor takes good photos.

If you still can’t sell your home, you could speak to your realtor about a possible price reduction or even doing a few more substantial upgrades. Another option would be to remove the listing and rent the home out before trying to sell at another time.
