Real Estate Agents in a Tech World

The internet is ever changing the game for real estate. Ever since the internet became mainstream, people started asking questions whether or not it was necessary to hire a real estate agent if you want to buy or sell a home. I suppose that depends. Homes for sale can be posted and advertised in many ways. With modern technology it has become easier than ever to compile massive amounts of information about products for sale in any category, including homes.

What that means is that selling a home is a more competitive space than ever, as buyers have huge access to homes for sale at their fingertips. The role of a real estate agent is not simply to show people a home and try to make a sale. Real estate agents work hard to stay on top of the current "best practices" in real estate, to ensure that you get paid top dollar for your home. And to ensure your home sells in a timely manner.

In fact, technology has made it even more advantageous to hire the right agent, as agents who are current with real estate trends in technology can sell homes faster than ever before.

Benefits of Hiring a Real Estate Agent

Neighborhood Knowledge: When posting a house for sale, it isn't quite as easy as just listing it on an online board or forum. Good real estate agents will have vast knowledge about your neighborhood. For example, did you know 80% of home growth will be in suburban communities over the next 10 years? Good agents will find comparable sales and help you find data on schools, crime, and other city demographics that can help increase the perceived value of your home. Keeping abreast of all this information can be overwhelming. This is perhaps one of the largest advantages of hiring a professional agent.

Access to a Professional Network: Never underestimate the power of a network. Real estate agents have large networks of buyers, sellers, and other agents. Additionally, a good agent will have a network of people who can help you with home improvement that will help increase the sale value of your home. Building up this network is the life blood of real estate agents. This is what they do for work so you don't have to.

Pushing Papers: Nobody likes paperwork. It's tedious, monotonous, and in some cases downright confusing. Especially when it comes to real estate, paperwork can be a nightmare. Having a professional agent help you with the paperwork will be a huge blessing as you don't have to worry about if you accidentally missed a crucial document. Additionally, you won't have to spend hours trying to scour the paperwork and understand the legalese.

Negotiation Skills: Negotiating is a large part of a real estate deal. If you want to sell your home quickly and for top market value, being a strong negotiator is a must. Hiring a real estate agent gives you access to a career's worth of negotiating skill. Perhaps you're already an excellent negotiator, if so, kudos. Negotiation is one of the top skills you can develop in any field of work.

Strong Code of Ethics: Look for a real estate agent who is a member of the National Association of Realtors (NAR). Those who join this group abide by a high code of ethics. The organization stipulates that realtors deal with every part of a transaction honestly and ethically, and is obliged to put a client's best interest ahead of his or her own. Additionally, full disclosure is required by members of NAR. Violating this code of ethics has consequences for agents too, including fines of up to $5,000.

So whether you are looking to avoid spending time and effort sifting through paperwork, or you want to sell for top dollar, hiring a real estate agent is the best way to go. On average, homes being sold by agents close for a higher price than homes sold without. No need to worry about the headache of finding a buyer. Leave that to us.
